In preparation, we help to prepare the property for rent, optimize its appeal, and create tailored advertisements and marketing materials to release on varying public media platforms.

Younger Property Management's Tenant Screening process is thorough and top of the line to ensure qualified tenants are occupying your units.

We will review our tenant screening process with every owner to relieve any potential concerns you may have about applicants.

When a qualified tenant is approved, we handle all the details of getting them moved in.

Our first priority is to ensure all agreements are properly executed, shared, and saved. We review all relevant documents and guidelines with the tenant, obtain security deposits, initial rent payments lease agreements and guidelines with the tenant, obtain security deposits, and required rent.

Before moving in, our staff will meet the tenant at the property to perform a detailed move-in inspection alongside them.

We then provide a signed report noting the condition of the property which is stored for inspection comparison on move-out and maintained in owner records.

Our rent collection process may be standard but ensuring rent is paid on time is anything but...

We relentlessly pursue any late rent payments and strictly enforce and apply late payment fees.

Younger Property Management also streamlines the process for tenants to pay rent through our online portal which increases the probability of consistent, on-time rent payments.

Before moving out after a tenant's lease ends, our staff will do a walkthrough of the property with the tenant. At that time, a detailed move-out inspection report will be completed.

Younger Property Management stores all tenant inspection reports and will compare move-in inspections to be sure there are no concerns for damage outside of normal wear and tear.
We will also ensure the following is completed after every lease.

  • Provide tenant and inform the owner of an estimate of damages
  • Return the security deposit balance to the tenant
  • Provide the owner’s portion of the tenant deposit or hold in owner reserves for repairs
  • Clean unit
  • Perform repairs or upgrades approved by the owner
  • Re-key the locks
  • Market and advertise the upcoming vacancy

Younger Property Management will handle all tenant evictions.

We file all the necessary paperwork, complete an unlawful detainer, maintain open dialogue with the owner, be a representative on behalf of the owner and property in court, and communicate with law enforcement when needed for tenant or possession removal.

Younger Property Management performs routine and thorough inspections on the interior and exterior of every property.

Our goal with our scheduled maintenance plans is to assess any need for repairs, address safety concerns or hazards, ensure properties are up to code, evaluate any potential lease violations, and more.

After each inspection, a real time report on the property condition and maintenance assessment is available to every owner within their Owner Portal.

Younger Property Management believes strongly in the preservation of our client's largest investment.

We implement an established preventative maintenance plan to identify and address repairs before they become big challenges.

We have an extensive network of insured and licensed contractors who take pride in their work and are always by the book. Our contractors are screened and then hand-selected by our CEO to ensure we can provide owners with high-quality work at the best price possible.

Our staff communicates with our contractors consistently on every job to ensure repairs are being addressed and owners can remain informed.

Our Owner Portal allows our owners to stay informed of their property's income and expenses through easily accessible financial and general ledgers. The General Ledger can be reviewed on a granular level, down to specific line items.

Our owners are also able to see all owner contributions and draws. All files are accessible at the click of a button including agreements, property condition reports, and more.

The Owner Portal also allows for easy submission of maintenance requests, updates, and notifications.

Finally, the portal allows owners to select and run their own property reports on demand. All data and information can be viewed in real time so there is no confusion or time wasted trying to stay up to date.

 

Younger Property Management has almost 30 years of experience in the property management industry.

Our Broker/Owner, Joe Younger, has been fortunate enough to build a few of the largest residential property management companies in Lancaster County over his career.

Younger Property Management is the culmination of 3 decades worth of experience in streamlining the management process and supporting owners with their largest investments.
